LOFT BOARDING FOR NEW BUILDS
New houses and NHBC warranties
We happily install our product in new build houses and if we do it, it won’t invalidate your warranty.
Part 7.2.12 of NHBC standards deals with air spaces required under boarding as follows:
"boarded walkways and working platforms should be securely fixed with a minimum clearance of 50 mm between the top of the insulation and the underside of the walkway to ensure a clear ventilation space"
Then the British Standards deal with how much weight the structure should be designed to carry.
BS 6399-1:1996. This states that the truss must be designed to carry a 25kg/m² loading for storage and a 90Kg load to account for a person accessing the loft.
We have not yet found a property type that one way or another, we can’t board.
Metal framed houses are slightly more complicated than usual houses but still no problem at all. We use a different install method where we install a “raft” across the frame and the boarding is fitted to that.
We don’t actually attach the boarding or the structure physically to the steel anywhere.
Like all our installations we lift the boarding to provide an air gap between the top of the insulation and the bottom of the boarding.
