Introduction

I’ve been a general builder for over 30 years, and over that time have built entire houses and also done all manner of refurbishments. The areas I have decided to specialise in are insulation, loft boarding and damp works. Please have a look at my website, and feel free to contact me with any queries.

Why board your loft?

Well, if you’re reading this then you already have a good idea. But summed up it’s to do with storage and safety. Like most people you probably need extra storage space and you want to be able to access it in a safe and convenient manner.


What you really DON’T want to do is:

— use an old step ladder which isn’t quite right

— try to carry boxes of stuff up thorough a hole in the ceiling

— balance on joists (or worst case, random pieces of wood that look like joists but aren’t)

— try to store stuff in a place you’re probably guessing will be ok


Even if you’re good at DIY, loft work really needs to be something you do regularly.

How do we do it?
It’s a good idea whilst doing the loft to look at what insulation you have. Once the loft has been boarded you’d basically have to take it all out again and re board it if you wanted to improve the insulation. Most houses have 100mm of insulation, that is insulation which is laid between the original joists, and this is not up to the current government recommended standard which is 270mm.

As a general rule, insulation is one of those things that you can’t have too much of. The thicker it is, the less heat is conducted (lost) through it. It’s as simple as that.

During the initial quote, we discuss all of this and we agree what, if any extra insulation is required and also how far we should raise the loft floor to accommodate this.

The flooring needs to be raised to account for the new insulation, and also a modest ventilation gap between the top of the new insulation and the bottom of the new flooring.

To do that and get a sound, solid end result we rebuild a new structure in timber across the old ceiling. This does a number of things including spread the weight and provide a solid structure to fix the boards to. (Loft legs don’t do either of these things)
What does it cost?
For a straightforward loft space we charge £65 plus VAT per square metre for lifting and boarding.

New ladders are installed at cost price when done with boarding, we usually use a Wickes one at about £80, but we can usually install anything you’d like.

A straightforward new hatch door is £99 plus VAT.

Getting rubbish out including tanks is quoted on a case by case basis.

Additional insulation is from £11.50 per square metre. At the time of writing, VAT on insulation is NIL but given the unpredictable nature of HM Government this may change if the wind is blowing the wrong way so we will confirm this at the time of the quotation.
Will there be any additional costs?

Despite current uncertainty, costs usually don’t rise between us quoting a customer and starting the work. Once we start work the quotation won’t change for the things we have quoted for.


If our costs change after we have quoted you, and the work hasn’t started then we may re submit a new quote. There is no commitment at any stage to go ahead with a quote.


So to clarify, we will confirm the price at the stage you agree to the job commencing, and once we start work the price won’t change.


If you decide on extras along then we will quote for those separately.
